LOCATION:              The Split Rock Ranch is located south of Ozona, Texas approximately 30 miles. The ranch is accessible off of U.S. Hwy 163 via an easement caliche road. The property lies in both Crockett County and Val Verde County.

TERRAIN:                 The ranch has a rolling hill topography which is typical for the area. There are a combination of live oak, shin oak, cedar and mesquite trees on the ranch. All grasses on the property are native to the area. The northern half of the ranch is more flat while the southern portion of the ranch has more topographical change with several draw and valleys running through the property.

WATER:                    The ranch is watered by two wells, both of which have submersible pumps. One is powered by electricity and the other is powered by a solar system. Both of the wells are approximately 500’ deep. There is a system of water storage tanks and troughs used to water the wildlife on the ranch.

IMPROVEMENTS:   There is a good set of livestock working pens located on the northern end of the ranch. Electricity runs through the middle of the property with several R.V. hookups and campsites located throughout the ranch.

RECREATION:         Wildlife on the ranch consist of whitetail deer, rio grande turkey, quail, dove, feral hogs, and a few species of exotics which are known to be in the area.

MINERALS:              There is one section of mineral classified on the ranch. Other than this section the property is being sold surface only. .
